For many reasons, medical buildings are very management intensive and they are generally held to a higher operating standard as well. They will typically require additional services such as backup generators for surgery rooms, hazardous waste removal, ADA access for wheelchairs, etc.
These factors increase the cost of operating a medical building as compared to a similarly-sized office building. Hence, it is critically important that medical buildings be managed by professionals who understand them and have direct, hands-on experience with operating them.
